If you look out for it now, you’ll spend less money fixing it later – and you may even be able to put off a complete roof replacement for longer, saving you a significant amount of money over time. The longer you can put off a roof replacement, the better.

Check out these ten tips for residential roof maintenance:


1. Do visual inspections at least twice per year.
2. Get a free roof inspection annually.
3. Clean your gutters regularly.
4. Trim the trees close to your roof.
5. Watch for moss and algae growth.
6. Re-caulk your flashings if necessary.
7. Check your insulation and maintain good attic ventilation.
8. Wash your roof periodically.
9. Patch your chimney when necessary.
10. Remove debris from your roof as soon as you see it.

 

Here’s a closer look at each of these tips so you know what to watch for and how to protect your home’s roof against costly damage.

Roof Maintenance Tip #1: Do Visual Inspections At least Twice per Year

Walk around the perimeter of your home at least twice a year while checking out the roof. Look for visible signs of damage, such as:

  • Cracked, curled or broken shingles or roof tiles
  • Lifting or missing shingles or roof tiles
  • Debris on your roof
  • Damage to your shingles, such as scratches
  • Bald spots on your shingles
  • Cracked or missing flashing (the sealant around the things that stick out from your roof, such as chimneys and skylights)

Check your gutters while you’re at it. Ensure they’re not broken, pulling away from your house or leaking. Damaged gutters can pose serious problems for your roof and even your home’s foundation (but more on that later).

Roof Maintenance Tip #3: Clean Your Gutters Regularly

Clogged gutters can cause serious problems, so you should clean them regularly – at least at the change of each season, and certainly after a storm. When your gutters are clogged, they can’t whisk away water through your downspouts, where it can’t harm your home’s foundation or leak into your basement. Instead, water overflows and seeps into the soil around your home. If the ground becomes too saturated with water, it can soak into the concrete slab beneath your house and cause it to shift or crack, which is an expensive repair.

Another problem with clogged gutters is that masses of wet leaves and other debris can hold water against your fascia – the boards that face outward beneath your roof line. If the fascia remains damp, it’s easy for water to begin to seep in and cause damage. The wood can swell, the paint can blister and peel, and eventually, you’re looking at problems with wood rot or mold. Both of those issues can compromise your roof’s structural integrity.

Roof Maintenance Tip #4: Trim the Trees Close to Your Roof

Tree branches that scrape against your roof can damage your shingles or roof tiles, so it’s best to trim trees that hang over your roof. Additionally, dead branches can be ripped off during high winds or stormy weather and can land on your roof and do significant damage. Even trees that come too close to the edge of your roof can pose a problem because they provide shady spots for moss and algae to grow.

Roof Maintenance Tip #5: Watch for Moss and Algae Growth

Moss and algae grow in damp conditions, and dampness and roofing materials don’t mix. You may see moss or algae growing in a shady spot – perhaps from a tree overhead – that doesn’t get much sun. The first thing to do is trim the tree; then, clean the roof and remove the moss or algae growth. Keep a close eye on that area, as well; you don’t want the moss or algae to grow so much that it can force water inside your roof, beneath the shingles and fasteners. That’s how many roof leaks begin.

Roof Maintenance Tip #6: Re-Caulk Your Flashings if Necessary

The flashing – the sealer that prevents water from getting in around the things that come out of your roof, such as your chimney or skylights – on your roof needs to be in good repair. 

Unfortunately, sometimes flashing cracks or peels; when that happens, there’s a new pathway for water to get into your roofing materials.

Roof Maintenance Tip #7: Check Your Insulation and Maintain Good Attic Ventilation

Check your insulation periodically to ensure that it’s not damp, compressed or infested with anything (from insects to crawling rodents). 

 

You should also check the air temperature and air flow in your attic. In a properly vented attic, the temperature shouldn’t be too hot or too cold, regardless of the weather outside (although it you’ll certainly feel a difference between the interior of your home and the temperature in the attic). Ventilation is important because it helps prevent moisture buildup, and it helps regulate the temperatures inside your house

Roof Maintenance Tip #8: Wash Your Roof Periodically

At some point, your roof will begin to appear dirty – it happens to all of them. You may notice long, dark streaks flowing from the top to the bottom, which can be algae. Although it won’t cause immediate harm, it’s a good idea to wash it away; if you leave it too long, it can start rotting your shingles.

Roof Maintenance Tip #9: Patch Your Chimney When Necessary

If your chimney is starting to crumble – or if the grout appears to be wearing out – you should repair it immediately. That’s because if a brick falls from your chimney, it can do significant damage to your roof. Repairing your chimney and keeping it upright is some of the best preventive maintenance you can do.

Roof Maintenance Tip #10: Remove Debris From Your Roof as Soon as You See It

If you spot debris on your roof, such as tree branches, parts of animals’ nests or anything else, you should remove it immediately. Your roof may be very sturdy, and it might be able to withstand holding some debris, but things can happen beneath the debris that lead to roof leaks. Sticks and branches can puncture your shingles, particularly during stormy conditions, or they can damage the shingles or roof tiles so that they’re no longer able to properly protect your home. Walk around your house from time to time to check for debris (and always immediately following a storm).
